A new Garden Community at West Tey will play a significant role in helping Colchester, Braintree and Tendring Councils meet current and future housing needs in one site. We have undertaken extensive research to demonstrate the deliverability of our plans. This page will be updated with more details of our proposals for local infrastructure as they become available.


West Tey will be infrastructure-led. This means that new homes will be delivered alongside all the services and facilities needed for our community to succeed. These include:

  • Nine primary and two secondary schools, as well as early-years childcare.

  • A community health centre, with doctors, dentists and other services.

  • A brand-new leisure centre, with a swimming pool and other sports facilities.

  • An integrated transport system designed to reduce pressure on local roads.

  • New parks, public open space and sports fields.

  • New workspaces, including a business park.

  • A town centre, creating a community and retail heart to West Tey.

Too often, new development takes place without sufficient infrastructure to support it. This can happen when new homes are added on to the edges of existing villages, too far from vital services and without new facilities on-site. West Tey will avoid these problems, and protect North Essex communities from less sustainable development.

The creation of West Tey over the next 25 years means that existing towns and villages won’t need to accept more housing without the necessary improvements to infrastructure.
